    PROMOTION TERMS AND CONDITIONS

    1.  Promotion Period

    1.1 The promotion described in these terms and conditions (the "Promotion") is available from 1 October 2026 until 31 October 2026 (the "Promotion Period"), unless withdrawn earlier or all stock allocated to the relevant offer is sold.

    2.  Promotions

    2.1 During the Promotion Period, an eligible purchaser of an Eligible Property (as defined in clause 4.1(a)) may qualify for one of the following offers:

    (a) Zero Deposit + $10,000 Cashback Offer: no deposit is payable under the Agreement for Sale and Purchase (“SPA”) and the purchaser receives a $10,000 cashback; or

    (b) 584 Worcester Street Investor Rental Guarantee Offer: a five-year rental guarantee, with a 6% gross annualised rental yield guaranteed for the first two years.

    2.2 The 584 Worcester Street Investor Rental Guarantee Offer is available only to a purchaser acquiring an Eligible Property at 584 Worcester Street as a residential investment property intended to be occupied by tenants.

    2.3 A purchaser may receive only one offer in relation to the same property or transaction and cannot receive or combine the benefits of both offers.

    3.  Eligible Properties

    3.1 The Promotion applies only to selected Wolfbrook residential properties designated by Wolfbrook in writing as qualifying for the relevant offer (each an "Eligible Property") and is subject to availability.

    3.2 The Zero Deposit + $10,000 Cashback Offer does not apply to any property within the following developments:

    (a)    25 Robins Road;

    (b)    47 Robins Road;

    (c)    2 Johnson Place;

    (d)    76-78 Park Terrace; or

    (e)    25 Churchill Street.

    3.3 The 584 Worcester Street Investor Rental Guarantee Offer applies only to selected residential properties at 584 Worcester Street, Linwood, Christchurch.

    3.4 Wolfbrook may determine which properties and how much stock are allocated to each offer. A property is not an Eligible Property unless Wolfbrook confirms this in writing.

    4.  General Eligibility

    4.1 To qualify for an offer under the Promotion, the purchaser must:

    (a) enter into a new SPA for an Eligible Property during the Promotion Period;

    (b) have the applicable offer expressly recorded in the SPA or in a written variation signed by the parties;

    (c) confirm satisfaction or waiver of all purchaser conditions under the SPA that are for the purchaser's sole benefit;

    (d) enter into and comply with the documents applicable to the relevant offer; and

    (e) settle the SPA in full in accordance with its terms.

    4.2 The Zero Deposit + $10,000 Cashback Offer is available to eligible owner-occupiers and investors.

    4.3 If the SPA is cancelled, terminated or does not settle, the purchaser will not be entitled to an offer under the Promotion, subject to the terms of the SPA and the documents applicable to the relevant offer.

     

    5. Zero Deposit + $10,000 Cashback Offer

    5.1 To qualify for the Zero Deposit + $10,000 Cashback Offer, the purchaser must:

    (a) have the SPA provide that no deposit is payable by the purchaser;

    (b) enter into and comply with Wolfbrook's then-current Collateral Contract to Agreement for Sale and Purchase of Real Estate (the "Collateral Contract"); and

    (c) disclose the offer and the Collateral Contract to its lender and obtain any lender consent or approval that may be required.

    5.2 The zero-deposit benefit means that no deposit is payable by the purchaser under the SPA before settlement. It does not reduce the purchase price or any other amount payable by the purchaser at settlement.

    5.3 Subject to the Collateral Contract, an eligible purchaser will receive a cashback of $10,000.

    5.4 The payment, application, cancellation and repayment of the cashback, and all other terms applying to it, are governed by the Collateral Contract.

    5.5 If there is any inconsistency between these terms and conditions and the Collateral Contract in relation to the cashback, the Collateral Contract prevails.

    6. 584 Worcester Street Investor Rental Guarantee Offer

    6.1 To qualify for the 584 Worcester Street Investor Rental Guarantee Offer, the purchaser must enter into:

    (a) a Rental Guarantee Deed with Wolfbrook Residential Limited (the "Deed"); and

    (b) a Property Management Agreement with Wolfbrook Property Management Limited (the “Property Management Agreement”), at the times required under those documents.

    6.2 Subject to the Deed and Property Management Agreement, the rental guarantee will apply for five years, with a guaranteed rental amount calculated to provide a 6% gross annualised rental yield on the purchase price of the Eligible Property for the first two years.

    6.3 The guaranteed rental amount for the remainder of the five-year period and all other terms of the rental guarantee are governed by the Deed and Property Management Agreement.

    6.4 The 6% yield is a gross annualised rental yield calculated before property management fees, GST, rates, insurance, maintenance, body corporate levies and other ownership costs.

    6.5 If there is any inconsistency between these terms and conditions and the Deed or Property Management Agreement in relation to the rental guarantee, the Deed and Property Management Agreement prevail.

    7.  Additional Information

    7.1 The Promotion applies only to new SPAs entered into during the Promotion Period and is subject to the availability of Eligible Properties.

    7.2 An offer under the Promotion cannot be combined with any other Wolfbrook promotion, rental guarantee, rebate, cashback, discount or incentive unless Wolfbrook expressly agrees otherwise in writing.

    7.3 Marketing material is indicative only and does not constitute a contractual offer. The SPA and the documents applicable to the relevant offer govern the transaction.

    7.4 Wolfbrook may amend, suspend, extend or withdraw the Promotion or either offer at any time before entering into a binding SPA that records the applicable offer. This will not affect an SPA already entered into that records that offer, unless required by law.

    8. Privacy

    8.1 If a purchaser participates in the Promotion, Wolfbrook will collect, use and hold the purchaser's personal information in accordance with the Wolfbrook Privacy Policy available at wolfbrook.co.nz/privacy-policy.
