    WOLFBROOK PROPERTY GROUP

    1 Promotion Period 

    1.1 The following development-specific promotions (together, the “Promotions”) are valid from the date these terms are first published until 31 March 2026 (the “Promotion Period”), unless withdrawn earlier or unless allocated stock for a relevant development is sold out.

    2 Overview of Promotions

    2.1 During the Promotion Period, selected purchasers of eligible Wolfbrook residential homes may be eligible for one of the following Promotions, depending on the development purchased: 
    (a)  39 Woodville Street, Edgeware, Christchurch – Move-In Now Bonus Pack; 
    (b)  Edgecumbe – $10,000 Cashback + Move-In Bonus; 
    (c)  Seventeenth Avenue and Matipo Road – Investor Set-and-Forget Pack; 
    (d)  79 Edmonton Road, Henderson – Edmonton Flexi Offer; 
    (e)  22 Lancaster Road, Beach Haven – First-Home Kickstart Move-In Pack. 

    2.2  Each Promotion is subject to: 
    (a)  the general eligibility criteria in clause 3; and 
    (b) the specific terms and conditions applicable to the relevant development set out in   clause 4. 
     
    2.3  Any reference in marketing material to a “Rental Guarantee”, “Cashback”, “Rates Covered”, “Move-In Pack”, “Flexi Offer” or similar promotional description is subject strictly to these terms and conditions and (where applicable) to the relevant Rental Guarantee Deed and Property Management Agreement.  

    3 General Eligibility (Applies to All Promotions) 
    3.1  To be eligible for a Promotion, you must: 

    (a)  enter into a new Agreement for Sale and Purchase (“SPA”) to purchase an eligible Wolfbrook residential home (“Property”) during the Promotion Period 
    (b)  have the relevant Promotion expressly recorded in the SPA (or in a written variation signed by both parties) prior to or at the time the SPA is signed; 
    (c)  confirm satisfaction of all purchaser conditions under the SPA that are for your sole benefit; 
    (d)  settle the SPA (no Promotion benefits will be provided if the SPA is cancelled or does not settle); and 
    (e)  comply with any additional development-specific requirements set out in clause 4 (including, where applicable, entering into a Rental Guarantee Deed and Property Management Agreement). 

    3.2  Promotions apply only to selected homes within the relevant development, as confirmed in writing by Wolfbrook, and only while allocated stock lasts. 

    4 Development-Specific Promotions 

    4.1  39 Woodville Street, Edgeware, Christchurch 
    4.1.1  Promotion 
    Move-In Now Bonus Pack.  

    4.1.2  Inclusions 
    The Move-In Now Bonus Pack includes: 
    (a)  a fridge plus washer/dryer bundle (either separate washer and dryer, or a combined washer-dryer unit, as determined by Wolfbrook); 
    (b)  a $1,500 moving and set-up credit; and 
    (c)  a priority settlement window. 

    4.1.3  Conditions 
    (a)  The $1,500 moving and set-up credit will be applied at settlement as a credit on the settlement statement (or otherwise agreed between solicitors). It is not redeemable for cash. 
    (b)  “Priority settlement window” means Wolfbrook will offer priority access to available settlement dates nominated by Wolfbrook. It is not a guarantee of any specific settlement date and remains subject to lender and solicitor readiness and the terms of the SPA. 

    4.2  199 Edgecumbe Road, Tauranga 
    4.2.1  Promotion 
    $10,000 Cashback + Move-In Bonus. 

    4.2.2  Inclusions 
    This Promotion includes: 
    (a) $10,000 cashback at settlement; 
    (b)  a fridge plus washer/dryer bundle (as determined by Wolfbrook); and 
    (c)  council general rates covered for 12 months from settlement. 

    4.2.3  Conditions 
    (a)  Cashback will be applied at settlement as a credit on the settlement statement (or otherwise agreed between solicitors). Purchasers must disclose any cashback to their lender and obtain any required lender approval. 
    (b)  “Rates covered” means Wolfbrook will reimburse the purchaser for council general rates for the Property for up to 12 months from the settlement date, capped at the actual rates charged during that period. 
    (c)  Reimbursement will be made quarterly in arrears upon provision of the relevant rates invoice and evidence of payment. 
    (d)  Rates covered excludes water charges, utilities, penalties, interest, arrears from prior periods, and any non-rates charges. 
    (e)  If the Property is sold within the 12-month period, Wolfbrook’s contribution will cease on the settlement date of the onward sale and will be pro-rated. 

    4.3  39 Seventeenth Avenue, Tauranga South and 77 Matipo Road, Te Atatu Peninsula, Auckland 
    4.3.1  Promotion 
    Investor Set-and-Forget Pack. 

    4.3.2  Inclusions 
    This Promotion includes: 
    (a)  a 5-Year Rental Guarantee; 
    (b)  letting fee covered (first tenancy arranged after settlement); and 
    (c)  12 months property management fees included. 

    4.3.3  Conditions 
    (a)  The Rental Guarantee is provided under a separate Rental Guarantee Deed (“Deed”) and is strictly subject to the terms of that Deed. 
    (b)  To receive the Rental Guarantee and any related property management or letting fee benefits, the purchaser must enter into a Property Management Agreement appointing Wolfbrook Property Management Limited as property manager for a term not less than the term of the Rental Guarantee. 
    (c)  The purchaser must sign the Deed prior to confirming satisfaction of purchaser conditions under the SPA. 
    (d)  Any guarantee calculations, payment timing, exclusions, vacancy treatment and default events are governed exclusively by the Deed and Property Management Agreement, which prevail in the event of inconsistency. 
    (e)  If the Property ceases to be managed by Wolfbrook Property Management Limited during the relevant period, the Rental Guarantee and related benefits may cease in accordance with the Deed and Property Management Agreement. 
    (f)  Letting fee covered means Wolfbrook covers the nominated manager’s standard letting fee for the first tenancy arranged after settlement. This excludes optional upgrades or third-party costs. 
    (g)  Property management fees included means Wolfbrook covers the standard management fees for 12 months from settlement. Disbursements and third-party costs are excluded unless stated otherwise in writing.

     

     

    4.4  79 Edmonton Road, Henderson, Auckland 
    4.4.1  Promotion 
    Edmonton Flexi Offer. 

    4.4.2  Inclusions 
    The purchaser may elect one of the following options: 
    (a)  Option A: $7,000 cashback at settlement; or 
    (b)  Option B: 5-Year Rental Guarantee. 

    4.4.3  Conditions 
    (a)  The purchaser must elect either Option A or Option B. Both options cannot be redeemed. 
    (b)  The chosen option must be recorded in the SPA (or in a signed written variation) prior to or at the time the SPA is signed. 
    (c)  If Option A is selected, the $7,000 cashback will be applied at settlement as a credit on the settlement statement (or otherwise agreed between solicitors) and must be disclosed to the purchaser’s lender. 
    (d)  If Option B is selected: 
    (i)  the purchaser must enter into a Rental Guarantee Deed prior to confirming satisfaction of purchaser conditions under the SPA; 
    (ii)  the purchaser must enter into a Property Management Agreement appointing Wolfbrook Property Management Limited as property manager for a term not less than the term of the Rental Guarantee; 
    (iii)  the Rental Guarantee is strictly subject to the terms of the Rental Guarantee Deed; 
    (iv)  any guarantee calculations, payment timing, exclusions, vacancy treatment and default events are governed exclusively by the Rental Guarantee Deed and Property Management Agreement; and 
    (v)  if the Property ceases to be managed by Wolfbrook Property Management Limited during the relevant period, the Rental Guarantee and any associated benefits may cease in accordance with the Rental Guarantee Deed and Property Management Agreement. 
    (e)  If the purchaser does not comply with clause 4.4.3(d), Option B will not apply and no Rental Guarantee will be provided. 

    4.5  22 Lancaster Road, Beach Haven, Auckland  
    4.5.1  Promotion 
    First-Home Kickstart Move-In Pack. 

    4.5.2  Inclusions 
    This Promotion includes: 
    (a)  a washer/dryer bundle (or voucher equivalent if supply or logistics require); 
    (b)  a contribution of up to $2,000 towards legal fees; and 
    (c)  a $1,000 moving voucher. 

    4.5.3  Conditions 
    (a)  The legal fees contribution is capped at $2,000 (inclusive of GST, if applicable) and may be paid to the purchaser’s solicitor trust account or credited at settlement, subject to evidence of the solicitor’s invoice. 
    (b)  The moving voucher will be provided at or after settlement and may be paid to the purchaser’s solicitor trust account or credited at settlement.  
    (c)  If a voucher is provided instead of the washer/dryer bundle, the voucher provider and redemption terms will apply.  In the event that the purchaser does not need a washer/dryer, an equivalent cash payment (at Wolfbrook’s sole discretion), may be paid to the purchaser’s solicitor trust account or credited at settlement 

    5 Additional Information 
    5.1  Promotions cannot be combined with any other Wolfbrook promotion, rebate, discount or incentive unless expressly agreed in writing. 

    5.2  Marketing material is indicative only and does not constitute a contractual offer. The SPA and any related Deed or Property Management Agreement govern the transaction and prevail in the event of inconsistency. 

    5.3  Where goods or vouchers are included, Wolfbrook may substitute items of broadly equivalent value if supply is unavailable. Brand, model, colour and delivery arrangements are at Wolfbrook’s discretion. 

    5.4  Promotions are not transferable or assignable without Wolfbrook’s prior written consent. 

    5.5  Unless expressly stated, Promotions do not include insurance, utilities, body corporate levies, maintenance or other third-party costs. 

    5.6  Wolfbrook reserves the right to amend, suspend or withdraw any Promotion at any time prior to entry into a binding SPA that expressly records the relevant Promotion. Any amendment, suspension or withdrawal will not affect SPAs already entered into that expressly record the relevant Promotion, unless required by law. 

    6 Privacy 
    6.1  If you choose to participate in a Promotion, Wolfbrook will collect and use your personal information in accordance with the Wolfbrook Privacy Policy (wolfbrook.co.nz/privacy-policy).
