Promotion Period 
The 6% Yield Guarantee Promotion (the “Promotion”) is valid from 1 May 2026 until 31 May 2026 (the “Promotion Period”). 
 
Eligibility 
If you purchase an Eligible Property from Wolfbrook Property Group Limited (“Wolfbrook”) and meet all other eligibility criteria, you may be eligible for the Promotion. 
 
For the purposes of this Promotion, an “Eligible Property” means a selected two-bedroom residential property within one of the eligible developments listed below and designated by Wolfbrook as qualifying for the Promotion. 
 
To be eligible for the Promotion, you must: 
- Enter into an Agreement for Sale and Purchase (“SPA”) to purchase an Eligible Property during the Promotion Period; 
- Sign the Rental Guarantee Deed (the “Deed”) prior to the date you confirm all purchaser conditions under the SPA; 
- Confirm satisfaction of all purchaser conditions under the SPA that are for your sole benefit; 
- Enter into a Property Management Agreement with Wolfbrook Property Management Limited providing that Wolfbrook Property Management Limited will be appointed as your property manager for the Property for a minimum term of one year; and 
- Allow Wolfbrook Property Management Limited to source and approve tenants for the Property in accordance with the Property Management Agreement. 
 
Rental Guarantee  
To assist with financial planning when purchasing an investment property, Wolfbrook is offering a rental guarantee to selected purchasers who enter into a SPA during the Promotion Period and subsequently confirm the SPA. 
 
Subject to the terms of the Deed and the Property Management Agreement, the rental guarantee is intended to provide the purchaser with rental income equivalent to a gross annualised rental yield of 6% on the purchase price of the Property for a period of one year from the settlement date. 
 
The guaranteed weekly rental amount will be calculated based on the purchase price of the Property. For example, if the purchase price of the Property is $589,000.00, the guaranteed gross annualised yield would equate to $679.62 per week. The rental guarantee operates by covering: 
 
(a) any shortfall between the guaranteed rental amount and the rental income received from tenants approved by Wolfbrook Property Management Limited; and 

(b) vacancy periods of up to four weeks in aggregate during the 12-month guarantee period, 
 
in each case subject to the terms and conditions of the Deed and the Property Management Agreement. 
 
The Promotion is available only on the basis that the purchaser signs, on or prior to settlement: 
 
- the Property Management Agreement; and 
- the Rental Guarantee Deed relating to the 6% yield guarantee.
